Once you own your land, a handful of siting decisions will shape how your home lives every day. Walk the property in different weather and at different times of day before you commit to a footprint.
Follow the sun
Orienting main living spaces and large windows toward the south (in the northern hemisphere) captures warmth and daylight, reducing heating costs in winter while overhangs shade the high summer sun.
Respect water and drainage
Build on high, well-drained ground and direct water away from the home. Avoid the bottom of a slope where cold air and water collect.
Plan the approach
Driveway grade, turning room, and winter access are easy to underestimate. A long, steep, north-facing driveway can become an icy headache; design it early.
Walk it firstStake the corners of your home on the ground and live with them for a weekend. It is the cheapest design change you will ever make.
