Understanding Settling & How to Manage It

Your log home is alive in a way conventional houses are not. The walls are made of solid wood, and over the first few years that wood keeps drying and the stacked logs gently compress. We call this settling, and it is completely normal. The good news is that a well-built log home is designed to absorb the movement, and your job as an owner is mostly to watch, understand, and make a few small adjustments along the way.

Why log homes settle

There are two things happening at once. First, the logs continue to lose moisture after the home is built. As wood dries, it shrinks slightly across its width, so each log gets a little shorter in height. Second, the sheer weight of the stacked logs compresses the joints between them. Add up a few millimetres per log over a tall wall and the total can be meaningful.

Most settling happens in the first two to three years, with the biggest movement in the first year. A wall can drop anywhere from roughly half an inch to several inches depending on the wood species, how green the logs were at build, the height of the wall, and the climate. After that, movement slows to a crawl, though logs will always expand and contract a little with the seasons.

How builders design for settling

Because settling is predictable, a good builder plans for it from the start. You will find several clever details hidden in your home:

  • Settling jacks (screw jacks): adjustable steel jacks placed under posts and support columns. As the log walls drop, you lower the jack so the post drops with them, keeping everything level.

Plumbing, electrical, and stairways are also detailed with a little slack so nothing tears or binds as the home comes to rest.

What to monitor, and adjusting your jacks

Settling jacks usually need to be lowered periodically during the first couple of years. Many builders give you a schedule. To adjust one, relieve the load gently and turn the threaded nut the specified amount, keeping a level handy and never dropping a post faster than the walls are moving. If you are unsure, this is a good moment to call your builder rather than guess.

Warning signs worth a closer look

  • Doors or windows that suddenly stick or bind.
  • The settling gap above a door or window closing up, or trim bowing.
  • New cracks in interior drywall on framed walls (often a slip joint that needs attention).
  • Gaps opening at the top or bottom of posts, or noticeable unevenness in floors.

Your settling check, season by season

  1. Pick a fixed reference, such as the gap above a south-facing door, and measure it.
  2. Each season, re-measure the same spots and write the numbers down so you can see the trend.
  3. Open and close every exterior door and window, noting any that have started to bind.
  4. Inspect settling jacks and posts for tightness, and adjust per your builder’s schedule.
  5. Walk the framed-wall slip joints, looking for fresh drywall cracks above doorways.
  6. If movement seems to have stopped for a full year, you can relax the frequency, but keep an annual eye on it.
